Easy Content is Not the Answer
Hey team – it’s Nick.
Happy Sunday, and welcome to our new subscribers! Really happy to have you here.
Today’s topic: social media content.
Estimated read time: 1m 39s
I don’t think it would be an exaggeration to say that I’ve spoken to over 100 different agents about marketing by now.
Based on my convos, I think most of you would agree that posting content sucks.
It’s not the reason you got into real estate.
And I agree.
Posting content is a pain.
So you look for templates. You look for the easy fix. You… *shudders* …sign up for auto-scheduled brokerage content.
“June Market Update!” – which looks the same as 17 other agents in your area…
“Happy Canada Day!” – the only like is from your mom (who is very sweet and supportive)
Worst of all, I see a lot of gurus / marketing agencies / sometimes even other real estate agents exploit this pain.
They peddle templates that promise to boost engagement and bring you leads.
But they won’t. I can’t stress that enough.
I have a belief that templated content is negative ROI.
If you post them, it’s not worth the money you paid for them or the time you put into them, even if you spend less than 5 minutes on it.
And they do something even more insidious.
They infect your brand.
So what should you do instead?
Here’s what I teach agents to do:
Instead of reposting the market update carousel on Instagram that was given to you by your local board, take a video of yourself explaining just the most important stats. Give your own twist or opinion on it.
By you doing that, you will instantly 5X the engagement you get (that’s the actual average increase from what we see in our client’s engagement). Sometimes the engagement boost is 20X.
Even just by showing up on camera, your audience will appreciate that.
The same goes for showing up to talk about interest rate hikes, municipal / provincial / federal law changes, and so on.
Yep, it is more effort.
But I believe it’s worth it, and the data on our client’s engagement supports that.
More engagement means more eyeballs on your brand which will lead to more business for you.
Thanks for reading.

See you next Sunday – Nick
P.S., your goal for this week should be to create just 1 video.
1 selfie-style video shot on your phone.
Give the market update, talk about recent legislation, or anything about real estate that would improve a person’s life.
